Any house model available in our website can be customized for a fee, so if you cannot find the exact model for yourself, we can work with you to change it according to your wishes and requirements.

The area of any house model is based on the rooms that are heated (all living areas in the house). The calculated area does not include exterior and/or not heated areas like garages, porches, patios, and decks. The areas of the exterior not heated areas are calculated separately and are shown in the additional information of the house. In case some or all of the basement is heated and used as a living space, it will be counted into the total square footage of the house.

Any house model is designed to meet the national building codes at the time it was created (the codes may have been changed and updated since then), hence a house model may not meet all specific codes regarding the slow, seismic loads and other factors that are unique per region. Usually you will need regional professionals to guarantee that the house will meet all local codes requirements (site plan according to the soil and seismic conditions, structural engineering, MEP, Energy code requirements). Please contact your local building official before starting the construction of your dream home and he will advise you on the best possible way.

Some states may require a state-licensed architect and/or engineer review and “seal”. Please contact your local building department to check if such a seal/approval is required.

You normally need from 5 up to 8 copies of the house sheets. The number of copies is different depending on how many persons are involved in the process. The digital PDF can be copied locally, same for the BIM/CAD Models – they also include all the sheets shown in the pdf. The Basic/study CAD/BIM option can be used for planning bidding. These options contain only basic information and are not intended for construction so they cannot be used for real construction. If you need a model ready for construction, you need to purchase the Extended BIM/CAD Option.

The minimum content of the Basic Model includes:

• Cover sheet with isometric view of the house, not to scale.
• Floor plan(s): 1/4″ scale for each floor showing room names, dimensions, walls, windows.
• Four exterior elevations: 1/4″ scale for each of all four sides of the house showing exterior materials, levels and dimensions.
• Two cross sections in both directions: 1/4″ scale vertical house section views of the house showing the levels, ceiling heights, roof pitch, roof extend, etc.

Yes, of course. If you have chosen and purchased the desired house CAD or BIM Model, you will have the legal rights to copy the original design and make additional adjustments if required. You will also be able to work with your local architect and engineer to seal the plans (if required) and all the adjustments are done.

Yes, any option (BIM, CAD) can be downloaded directly as soon as the payment has been approved. You will receive a License key /  ZIP file extract password that should be used for extracting the purchased product file. Please have in mind that you will have 90 days from the date the payment is received to download your file. When you complete your order, please wait few minutes your payment to be approved and then you will be able to download purchased products.

After the payment is received and the zip code is sent to you, the sale of the chosen house model is considered finalized, and no refunds or exchanges will be possible. In case you change your mind later and choose another model from our collection, please click here with request for replacement of the previous model. Our assistants will contact you back with an offer for a discount.

There no time limitations for building but please have in mind that your local codes may have changed after the last time you made adjustments.
